General Characteristics:

A Special Maintenance Lead is responsible for the maintenance of all building hardware, as well as, selected specialized equipment; leads and coordinates the work of a Maintenance Worker in the special maintenance. unit and the Automotive Mechanic; ensures that assigned duties are completed on schedule and are done well; schedules and assigns all work; responsible for all supplies and materials; does related work as required. Physical strength and agility are required to lift and carry ladders, jack hammers, welders, drill motors, power and hand tools and maintenance equipment and to work on ladders and scaffolding. working conditions include working at heights.

Examples of Work:
Coordinates the day-to-day operation of the special maintenance unit; schedules work order completion and projects; monitors the quality of work performed by maintenance workers and automotive mechanics and assures timely completion of assignments; trains staff.

Orders all supplies and materials; acquires quotes and bids from outside contractors; inventories and prepares supplies and equipment; prepares budget estimates for needed supplies and equipment; maintains system for processing and filing invoices, orders, work in process, completed work and pending work.

Repairs dental equipment and chairs; repairs clocks and the clock system; repairs custodial machinery and other specialized equipment; performs preventive maintenance.

Maintains and repairs handrails, turnstiles, ramps and handicapped gates; repairs gym and childcare equipment.

Re-keys and repairs locks; issues and duplicates keys; installs, and repairs all door hardware; installs, maintains and repairs electric door openers and overhead doors.

Assembles new furniture; installs chalk boards, black boards, pictures, pencil sharpeners, audiovisual equipment and dispensers; repairs furniture.

Performs mechanical repair on vehicles.

Knowledge, Skills and Abilities:
Ability to plan work assignments and set priorities; skill in training and monitoring performance of staff; ability to maintain special maintenance equipment; ability to maintain files; ability to prepare budget estimates; knowledge of locksmith activities; ability to maintain lock and keying system; highly developed mechanical knowledge and skills; knowledge of and skill in metal working and welding; ability to read, understand and follow work orders and other instructions and directions; knowledge of and skill in the operation and maintenance of all power and hand tools used in special maintenance and repair; ability to operate an overhead crane, Jack hammer, gas welder, drill motors, saws, belt sanders, grinders, forklift and boom and scissor lifts; ability to use ladders and scaffolding safely; ability to drive a truck; knowledge of and skill in applying occupational safety precautions and practices; ability to work independently on assigned tasks with a minimum of technical supervision; ability to communicate effectively orally and in writing; ability to work at heights of over 50 feet; ability to lift and carry ladders, jack hammers, welders, drill motors, power and hand tools and maintenance equipment weighing up to 100 pounds; ability to work safely.

Supervision:
Reports to and works under the general supervision of the Superintendent of Facilities Management and Planning. Work is performed independently according to established procedures and applicable state and federal regulations. General instructions as to the scope of work and priorities are provided by the supervisor. Employee is responsible for daily operations with the supervisor available to consult on problems and policy decisions.

This position coordinates and leads the work of Maintenance Worker and Automotive Mechanic positions. This position plans work, assigns tasks, trains, provides priorities and is available to answer questions or troubleshoot problems on a daily basis.

Minimum Qualifications:
High school graduation or equivalent is required. Three years of experience in repair of hardware, locks, small electric motors and tools is required. This experience should include some responsibility for scheduling and monitoring the completion of projects, ordering supplies and materials and maintaining equipment. A current Oregon driver's license is required.

Equivalent combination of training and experience will be considered qualifying.
