General Characteristics:
A Plumber is responsible for the installation, maintenance and repair of all plumbing systems and fixtures in College facilities; leads and coordinates the work of Maintenance Worker positions in the maintenance of mechanical and plumbing systems; insures that assigned duties are completed on schedule and are done well; schedules and assigns all work; responsible for all supplies and materials; does related work as required. Physical strength and agility are required to lift and carry ladders, pumps, motors, sewer pipe, power and hand tools and plumbing equipment and to work on ladders, scaffolding and knees. Working conditions include climbing, digging, crawling, working at heights, in dirty or potentially hazardous conditions and potential exposure to body fluids. Positions require the ability to be available twenty-four hours a day for emergency response.

Examples of Work:
Coordinates the day-to-day operation of plumbing maintenance; schedules work orders and projects; monitors the quality of work performed by maintenance workers and assures timely completion of assignments; trains staff.

Orders all supplies and materials; acquires quotes and bids from outside contractors; inventories and prepares supplies and equipment; prepares budget estimates for needed supplies and equipment; maintains plumbing equipment; maintains system for processing and filing invoices, orders, work in process, completed work and pending work; records and maintains performance and service requirements in service manuals.

Acts as a plumbing consultant during design of new or remodeled facilities and obtains price quotes on some projects.

Maintains, inspects and keeps records on fire extinguishers and sprinkler systems.

Maintains and repairs finished plumbing; replaces gaskets and rings; removes/installs and unplugs toilets, sinks and showers; unplugs drains; removes/installs and repairs air, water, gas, steam and sewer piping.

Replaces belts, repairs motors and maintains air compressor and heating and ventilating units; maintains emergency generator.

Checks tunnels daily for leaks and other signs of plumbing or mechanical malfunctions.

Knowledge, Skills and Abilities:
Ability to plan work assignments and set priorities; skill in training and monitoring performance of staff; ability to maintain plumbing equipment; ability to maintain files; ability to prepare budget estimates; knowledge of plumbing code and practices; skill in all phases of plumbing work including water, sewer, compressed air and gas lines; ability to maintain and repair all connected plumbing fixtures; ability to read, understand and follow blueprints, technical diagrams, work orders and other instructions and directions; knowledge of and skill in the operation and maintenance of all power and hand tools used in plumbing maintenance and repair; ability to operate a forklift and air compressor; ability to use ladders and scaffolding safely; ability to drive a van and truck; knowledge of and skill in applying occupational safety pre- cautions and practices; ability to work independently on assigned tasks with a minimum of technical supervision; ability to communicate effectively orally and in writing; ability to work at heights of over 50 feet; ability to lift and carry ladders, pumps, motors, sewer pipe, power and hand tools and plumbing equipment weighing up to 100 pounds; ability to climb, dig and work on knees; ability to be available twenty-four hours a day for emergency response; ability to work safely.

Supervision:
Reports to and works under the general supervision of the Superintendent of Facilities Management and Planning. Work is performed independently according to established procedures and applicable state and federal regulations. General instructions as to the scope of work and priorities are provided by the supervisor. Employee is responsible for daily operations with the supervisor available to consult on problems and policy decisions.

This position coordinates and leads the work of Maintenance Worker positions. This position plans work, assigns tasks, trains, provides priorities and is available to answer questions or troubleshoot problems on a daily basis.

Minimum Qualifications:
High school graduation or equivalent is required. Four years of experience as a journey level plumber in an institutional setting is required. This experience should include some responsibility for scheduling work, ordering supplies and materials, maintaining plumbing equipment and monitoring project completion. A current Oregon driver's license is required. A current Oregon Journeyman Plumber License is required.

Equivalent combination of training and experience will be considered qualifying.
