General Characteristics:
A Maintenance Worker is responsible for the maintenance of mechanical and plumbing systems, maintenance of hardware, locks, door openers, furnishings and specialized equipment and/or the preventive maintenance and repair of HVAC equipment, multi-zone and heating/ventilating units, exhaust fans and other equipment for all College areas; may maintain laundry equipment; may assist the HVAC Technician in the operation of the central plant; may perform varied locksmith duties; does related work as required. Physical strength and agility are required to lift and carry ladders, power and hand tools and maintenance equipment and to work on ladders, scaffolding and knees. Working conditions may include working at heights and in confined spaces.

Examples of Work:
Maintains and repairs plumbing fixtures, fans, pumps, cooling tower systems, chillers, heating water systems, chilled systems and mechanical systems; maintains chemical balance in heating and chilled water and condenser water system; installs plumbing fixtures; installs and repairs new water, sewer, oil or gas service.

Repairs HVAC equipment, heating/ventilating units, exhaust fans, steel guards, equipment bases, electrical and air hand tools, metal desks, chairs, file cabinets, handrails and turnstiles, custodial equipment, overhead doors, lockers and baskets, gym, childcare and dental equipment; replaces bearings, belts and filters on HVAC equipment; lubricates HVAC and laundry equipment; performs other preventive maintenance duties as assigned.

Plans and sets up lock and key systems; cleans, lubricates and repairs locks; re-keys and repairs locks; issues and duplicates keys; installs and repairs all door hardware; installs, maintains and repairs electric door openers and overhead doors; picks locks when keys are lost; changes combinations.

Tests and determines need for maintenance to fire systems; installs and maintains fire extinguishers.

Fabricates steel guards and other plant operation devices; repairs and fabricates safety guards, ladders, ramps, motor mountings, grounds implements and specialty tools.

Repairs and replaces restroom dispensers, stall partitions, doors and hardware; installs adhesive non-skid strips on stair treads and bridge thresholds.

Produces engraved phenolic signs; purchases and maintains required materials and equipment; delivers and installs signs; computes billings.

Maintains maintenance equipment such as key cutting and keying tools, power drills, grinders and hand and power tools; maintains equipment and repair parts inventory; maintains records; assists other maintenance workers and/or Plumber/HVAC Technician operates, maintains and repairs boilers.

Knowledge, Skills and Abilities:
Knowledge of and skill in mechanical, plumbing and electrical maintenance; knowledge of and skill in lock maintenance and repair, hardware repair, metal working, welding, sheet metal repair and small motor repair; knowledge of and skill in mechanical equipment operation, maintenance and repair; skill in the repair of hand and power tools; ability to maintain files; ability to read, understand and follow blueprints, wiring diagrams, technical manuals, work orders and other instructions and directions; knowledge of and skill in the operation of all power and hand tools used in maintenance and repair; ability to operate welders, saws, drill presses, grinders, oxygen and acetylene cutting equipment, dial indicators and calipers, micrometers, lathes, scissor hoist, testing equipment, lock picks, key cutting equipment and microcomputer; ability to use ladders and scaffolding safely; ability to drive a truck; knowledge of and skill in applying occupational safety precautions and practices; ability to work independently on assigned tasks with a minimum of technical supervision; ability to work at heights of over 50 feet as required by the position; ability to lift and carry ladders, power and hand tools and maintenance equipment weighing up to 100 pounds; ability to climb, work in confined spaces and work on knees as required by the position; ability to work safely.

Supervision:
Works under the general supervision of the Superintendent of Facilities Management and Planning. An HVAC Technician, Plumber or Special Maintenance Lead schedules, assigns, inspects and approves work and is available to answer questions or troubleshoot problems on a daily basis. Assignments are received daily in the form of job orders, oral and written instructions. After a brief orientation period, work is performed independently. Work is reviewed periodically during and after completion of work for quality, quantity and safety.

This position may plan, assign, approve, instruct, set priorities and schedule the work of student assistants.

Minimum Qualifications:
High school graduation or equivalent is required. Two years of experience in the maintenance of mechanical and plumbing systems, hardware, locks and/or HVAC equipment, multi-zone and heating/ventilating units, exhaust fans and other equipment or a related field is required. A current Oregon driver's license is required. A current Mechanical Maintenance License is required for some positions.

Equivalent combination of training and experience will be considered qualifying.
