Completion of these classes satisfies the Oregon prerequisites for becoming a licensed Real Estate Associate, and prepares you to take the State of Oregon Examination . Real Estate Law @ 30 hours Learn the foundation for Oregon real property law. Learn the basic forms of ownership, legal descriptions, title transfers, types of deeds, types of encumbrances, title insurance, taxes and assessments including levy and collection, and land use control. Real Estate Finance @ 30 hours Covers how the mortgage market works, where mortgage money comes from, and what influences its availability and interest rates. Learn the three types of financing instruments used in Oregon , the mortgage, trust deed and land sale contract. Learn how each is foreclosed, and the steps and financial consequences of a foreclosure. Learn various state and federal lending laws and regulations. Understand the financing markets, and various sources of financing. Become familiar with mathematical calculations used in financing real estate transactions. Real Estate Practice @ 30 hours Learn the practice of real estate and how to deal with real estate as a real estate professional. Know the basic business relationship between principal broker, agency, and third parties. Learn the rules and regulations pertaining to transactional documents, advertising, and competitive market analysis. Be able to create listing and sale agreements. Real Estate Contracts @ 15 hours Basic contract law includes the elements necessary to form a real estate contract. Learn about the specific provisions and suggested language for listing agreements, earnest money deposits, sale agreements, options, leases, escrow agreements, and limitations for subdivided properties. Understand the law of agency including an in depth study of the fiduciary requirements in real estate brokerage. Property Management @ 10 hours Using the Oregon Residential Landlord and Tenant Act, learn what is required of the landlord and the property manager when managing real property. Included are tenant's and landlord's rights and obligations; evictions; forcible entry and detainer procedures. Students will understand basic market analysis, leases, agency, tenant relations, management record keeping, and anti-discrimination statutes. Students will learn the statutory requirements for record keeping, clients, trust account reconciliation and other topics, including financial records, office facilities, laws per neutral escrows and co-op transactions. |
